Does the AI make the value calls?
No. It does the data entry and the math. Every suggestion waits for your approval, and the opinion of value, the reconciliation and the signature stay with you.
How are the regression adjustments calculated?
From the sales in the market export you upload. Appraisio fits a regression of sale price on features like GLA, bathrooms and garage spaces, and shows the fit, sample size and a confidence flag for each rate. The AI only matches your columns; it doesn't touch the math.
What MLS exports work?
Any CSV or TSV export. The AI matches your MLS's column names to the fields it needs, and you can correct any match before it runs.
Does voice work on the web?
Voice dictation is in the iPhone app. On the web you can still use every other AI input.
Is Appraisio UAD 3.6 compliant?
It's built to UAD 3.6 throughout, and every XML export is checked against the schema. We're completing the GSEs' formal verification now; until that finishes we call it built to spec rather than verified.
